Purchase cost

The prices of flat-pack wooden garages vary depending on their dimensions (floor area and height) and the options requested by the customer (windows, side door, etc.). The quality of the timber (species, solid timber or composite timber, chipboard, etc.) and its factory treatment (autoclave treatment, etc.) are also taken into account. As for prefabricated garages, their prices also vary depending on the owner’s specifications (standard or carved timber, different door and window designs, etc.).

Given the wide range of possible combinations, depending on the type of timber and its thickness, it is not possible to provide even a rough price range. To order a wooden garage, there are three payment methods available:

• Online payment: the customer requests authorisation from the payment centre and pays for their order using a 3D Secure-protected bank card.
• Payment by cheque: after selecting the online payment method and clicking on ‘pay by cheque’, the customer posts the cheque (with the order number written on the back) to the supplier using the address shown on the invoice. The order will be dispatched once the cheque has cleared.
• Payment by bank transfer: the customer instructs their bank to transfer the net amount of their order to the supplier using the supplier’s bank details. Delivery will take place once the transfer has been received.

Taxable value

Once the timber garage has been installed, the property’s new net floor area (SHON) will be the sum of the two gross floor areas (SHOB): that of the existing dwelling and that of the new timber garage. Consequently, the housing tax, property tax, local infrastructure tax and town planning taxes are increased in proportion to the new net floor area (SHON). In return, the owner may be eligible for a tax credit (a reduction in their income tax) of 15 per cent from 1 January 2010 if the following conditions are met:

• If the timber garage built is part of their main residence,
• If the work relates to the thermal insulation of doors, windows and bay windows (a condition that applies to timber garages),
• If the work was carried out by the company that supplied the equipment (detailed invoice). It is advisable to check the current limits, as tax legislation is updated annually,
• The invoice must specify the value of the materials (doors, windows, etc.) and the installation costs. However, the tax credit applies only to the materials.
• If no tax is payable, the State will refund the full amount. If the tax credit exceeds the income tax liability, the State will refund the difference to the owner. Please note that, once again, tax legislation is subject to change.

Wooden garage – Financing

You can optimise the financing of a wooden garage by following these guidelines:

• The minimum personal contribution must be at least 20 per cent of the total cost of the project.
• The debt-to-income ratio, once the loan has been granted and the monthly repayments set, must not exceed 35 per cent.
• Net monthly income must fall within a range that varies depending on debt levels and family responsibilities.

Building loans are intended for the purchase of undeveloped land, development work (such as the construction of a wooden garage) and even finishing works. The bank may require a mortgage or direct debit of your salary, particularly for civil servants. For large-scale projects, financing via a property lease is also an option.
